Gutter cleaning on three-storey homes: access and cost

In 2026, gutter cleaning on a three-storey home costs $429 for a townhouse, $459 for a semi and $499 for a detached house, before HST; estate homes are custom-quoted. The price covers hand-clearing every run, a downspout flush and before and after photos, top eave included. The height makes it a planned ladder job, not a DIY one.

What does gutter cleaning cost on a three-storey home in 2026?

Semi-detached$369$459$390
Detached$399$499$424

Prices are flat and before HST. Each includes hand-clearing, a flow-tested downspout flush, debris hauling, a hanger and leak check, and before and after photos. For every standard home type, two storeys to three is the biggest step in the matrix: the work changes, not just the height.

The tallest working height sets the storeys, so any eave three storeys up makes it a three-storey job. A heavily treed or ravine lot adds $20, and taking guards off and putting them back adds $40. A roof debris blow-off ($59), a gutter-face wash ($99) and minor repairs (from $89, priced on site and approved by you) are optional.

Crew Plan members get 15% off each of two yearly visits, the last column above. Other home types are in the Toronto cost guide and on the pricing page.

Why does the third storey change the job?

A longer ladder needs more ground

Say the top eave is 9 metres (30 feet) up. Werner's sizing guide says an extension ladder should be 7 to 10 feet longer than its highest support point, so 37 to 40 feet here. The Canadian Centre for Occupational Health and Safety (CCOHS) sets the angle at 1 foot out for every 4 feet up, which puts its feet about 2.25 metres (7.5 feet) from the wall.

In a narrow side yard, that number decides where the ladder can stand, clear of air conditioners, window wells and fences. A standoff at the top rests on the wall, because an eavestrough is not built to carry a ladder.

Downspouts get longer

A three-storey downspout is usually several lengths joined end to end, and some tall houses send an upper spout onto a lower roof first (is that OK?). Every joint and elbow is a place for maple keys to wedge, and the flush only counts when full flow reaches the outlet.

The top eave is out of sight

From the sidewalk you see the face of a third-storey gutter, never the inside. Photos are the only way most owners see their top runs, and reading your photo report shows what a good after shot looks like.

From the side yard, the top eave is a thin line three storeys up. Nobody can see into it from here.

Can you clean third-storey gutters yourself?

Not safely from a ladder. A one-storey bungalow on a dry day is fair DIY with a helper (the step-by-step guide), and DIY vs professional covers two storeys. Three storeys is a different kind of risk.

CCOHS's ladder rules sound simple and get hard 9 metres up: keep three points of contact, never work from the top three rungs, never overreach, and tie off the top and secure the bottom. Every move along a run means lowering a 40-foot ladder, walking it and raising it again.

Ladder falls also peak in gutter season. Parachute's Ontario Injury Compass counted 8,678 emergency department visits and 1,112 hospitalizations for ladder falls in Ontario in 2014/15, with 61% of the visits between July and December. The data is more than ten years old and covers all ladder work, but the timing matches leaf season.

Ontario draws its line for workers at 3 metres: under O. Reg. 213/91, the construction regulation, fall protection rules apply wherever a worker could fall farther (IHSA summary). A third-storey eave is far above that line, and a homeowner up there has nothing but the rungs.

How does a crew reach the top eave safely?

It starts on the ground. Ontario's construction regulation, summarized by IHSA, wants a worker's ladder on firm, level footing (O. Reg. 213/91, s. 81(1)(b)), its foot out a quarter to a third of its length unless it is fastened (s. 81(2)), and, where it reaches a roof, 900 millimetres past the landing and secured top and bottom (s. 82(2)). Our visits follow the same logic:

  1. 1Walk the roofline from the ground, note the tricky runs and pick firm, level ladder spots.
  2. 2Set each ladder at a safe angle with a standoff on the wall, never on the eavestrough.
  3. 3Clear every run by hand into bags, moving the ladder instead of reaching.
  4. 4Flush each downspout from the top until full flow reaches the outlet, clearing any blockage.
  5. 5Photograph every run before and after, top eave included.

If wind, ice or a storm makes the top eave unsafe, the visit moves to the next service day for your area. Large and estate three-storey homes are custom-quoted, so the access is planned, not improvised.

What should you ask before booking a tall-home cleaning?

Start with the basics in how to choose a gutter company: insurance and WSIB, a written price, the flush, hauling and proof. Then ask:

  • Is the three-storey price fixed in writing?
  • How will you reach the top eave, and where will the ladders stand?
  • Is every downspout flushed from the top, including the full-height ones?
  • Will the photos show the top eave and the rear runs?

What does this look like in Leaside?

Leaside puts both versions of the job on one street. The original 1920s to 1940s brick homes and semis are mostly two storeys under mature Norway and silver maples, while two- and three-storey rebuilds fill the same narrow lots, with third-storey eaves over side yards barely wide enough to set up in.

The maples drop keys in June and leaves from mid-October, and are mostly bare by mid-November, so the fall clean belongs in the second or third week of November. Ravine lots in Bennington Heights and Governor's Bridge keep collecting oak and ash after that and often want a touch-up. On rebuilds, June keys justify a spring clean too, since they wedge in long downspouts.

Under Toronto's disconnection bylaw, most Leaside spouts empty onto the lot, often into a narrow side yard, and on a rebuild one tall spout can drain a big roof. A clogged bottom elbow sends that whole flow over the gutter edge.

On the 2026 matrix, gutter cleaning in Leaside is $369 for an original two-storey semi, $399 for a detached one and $499 for a three-storey rebuild, before HST. The largest new homes are estate-priced, $549 at two storeys and custom-quoted at three, and ravine lots add $20. On a tall rebuild, gutter guards can cut how often anyone needs that ladder, and the quote flow prices yours in a minute.

Frequently asked questions

How much does it cost to clean gutters on a three-storey house in Toronto?

In 2026 it is $429 for a three-storey townhouse, $459 for a semi and $499 for a detached house, before HST. Large and estate homes at three storeys get a custom quote.

What size ladder do you need for third-storey gutters?

It depends on the eave height. Werner's guide says an extension ladder should be 7 to 10 feet longer than its highest support point, so a 9-metre (30-foot) eave needs a 37 to 40 foot ladder: crew equipment, not a homeowner's.

Do you need to go on the roof to clean high gutters?

No, and a homeowner should not. Eavestroughs are cleared from a ladder at the eave, and a third-storey roof is a serious fall risk, especially when wet. For leaves on the roof, add a roof debris blow-off for $59.

Is a three-storey semi priced differently from a detached home?

Yes. Home type and storeys set the price, so in 2026 a three-storey semi is $459 and a three-storey detached home is $499, before HST.
