What clogged gutters actually do to your foundation

Water overshooting a clogged gutter corner during rain and splashing at the foundation line

Nobody budgets for a foundation repair. Plenty of people skip a gutter cleaning that starts at $299. Those two facts are more connected than most GTA homeowners realize, because the eavestrough is not really a roof accessory. It is the first component of your foundation drainage system.

How does water get from a clogged gutter to your basement?

A clogged eavestrough turns your roof into a water cannon aimed at your own house. Rain that should travel to a downspout and discharge well away from the wall instead sheets over the gutter edge and lands in a narrow strip right beside the foundation. One average storm can put hundreds of litres into that strip. Season after season, that water finds the path of least resistance: down the foundation wall.

What damage shows up first?

StageWhat happensTypical cost if ignored
Saturated soilSoil beside the wall swells and holds waterFree to fix with a cleaning
Hydrostatic pressureWater pushes on the wall, seams weepHundreds, sealing and grading
Cracks and efflorescenceWhite mineral bloom, hairline cracks widenThousands, crack injection
Chronic seepageWet basement, mould risk, slab movementTens of thousands, excavation

Why are GTA homes especially exposed?

Two reasons: clay and freeze-thaw. Much of Toronto and the 905 sits on clay-heavy soil that swells when wet and shrinks when dry, working the foundation like a slow hinge. Then winter arrives and the water in that saturated strip freezes and expands. Century homes in Toronto's west end and post-war bungalows in Scarborough or Etobicoke often already have hairline foundation cracks, and overflowing gutters feed them exactly the water they need to grow.

What are the warning signs you can spot from the ground?

  • Waterfall over the gutter edge during rain, especially at corners
  • Mud splash lines or trenching in the soil beside the wall
  • Vertical stains or green algae streaks on siding below a gutter run
  • Efflorescence: white chalky bloom on basement walls
  • A downspout that stays silent in a downpour, which means it is blocked, not dry

Does a gutter cleaning really prevent all this?

A cleaning does not fix a cracked foundation, but it removes the single biggest ongoing cause of one. Clear eavestroughs plus flowing downspouts move roof water to a discharge point away from the wall, which is the entire game. It is the cheapest item in the foundation-protection stack, ahead of grading, extensions, and sealing, and it is the one that makes the others work.

In Toronto, downspouts must drain onto your own lot rather than into the sewers (the disconnection bylaw), which makes their aim matter even more, and the City's basement flooding subsidy helps pay for backwater valves and sump pumps once they are disconnected. Every gutter cleaning in Toronto ends with each downspout flushed and its discharge checked.

Our crew flushes every downspout on every job and photographs the water running clear, because a gutter that looks clean but drains nowhere is still aimed at your foundation. If it has been more than a year, get your price and get it off the worry list.

Frequently asked questions

Can clogged gutters cause a wet basement?

Yes. Overflowing gutters soak the soil right against the foundation, which raises water pressure on the wall and finds every crack and seam. Many wet-basement problems start with a gutter or downspout dumping water at the wall.

How far from the house should downspouts drain?

At least 1.5 to 2 metres from the foundation, onto ground that slopes away. The Insurance Bureau of Canada's flood advice says at least six feet from the basement wall.

Does home insurance cover foundation damage from clogged gutters?

Usually not. Damage that builds slowly from lack of maintenance is generally excluded, while sudden and accidental events may be covered. Insurance and clogged gutters explains what to check.
